The CHF program is for borrowers purchasing a primary residence in the state of California that can afford a mortgage payment but do not have the resources for the down payment.

 

First loan FHA financing up to 96.5% + a second of 3% at a rate of 8.25% over fifteen years= .5% DOWN!

 

This program also allows seller compensation up to 6% to cover all closing cost!

Eligibility Guidelines

Borrower Eligibility

  • Purchase of Owner Occupied Primary Residence Only
  • NO 1st Time Homebuyer Requirements
  • MAY OWEN OTHER PROPERTIES-must meet FHA requirements

Property Eligibility

  • Single Family Residence
  • PUD's
  • FHA Approved Condos
  • Manufactured Homes- Must meet FHA requirements

 Income qualifications

Non Occupying Co-Borrowers- NOT ALLOWED
